Frequently Asked
Questions
There are many questions that arise when you are considering having one of our lightweight tiled or solid conservatory roofs installed. This FAQ section answers some of the most common questions we come across. If what you had in mind is not mentioned here, please don’t hesitate to contact us and we will be happy to answer any question you may have.
Glass and polycarbonate roofs create a greenhouse effect by trapping solar heat inside. A SupaLite tiled roof features high-performance thermal insulation that reflects the sun’s heat away from the building. This keeps your conservatory naturally cool and comfortable all summer long, without needing fans or air conditioning.
In most cases, no – replacing an existing conservatory roof with a tiled system falls under permitted development, meaning you won’t need to apply for planning permission. This applies as long as the structure remains the same size and shape as your existing roof.
However, there are some situations where you may need to apply:
- Your property is a listed building or in a conservation area
- Your conservatory was originally built without the correct permissions
- The new roof would materially alter the appearance of the property beyond a like-for-like replacement
- Previous permitted development rights have been removed by your local council (this sometimes happens on newer developments)
If you’re unsure, the simplest step is to contact your local planning authority before work begins – it’s a free call and gives you certainty. As a SupaLite approved installer, our team has completed hundreds of tiled roof installations across Essex and can advise you on what’s typically required in your area during your free onsite survey.
Whether building regulations apply depends on your specific conservatory setup. Generally, you won’t need building regulations approval if your conservatory remains separated from the main house by external-quality walls, windows or doors, and has its own independent heating system with separate controls.
However, if your conservatory is already integrated into the main living space – or the new tiled roof would make it feel more like a permanent room – building regulations are likely to apply.
The good news is that SupaLite tiled roof systems are fully building regulations compliant with a U-value of 0.15 as standard, pre-approved by Stroma. Where building regulations are required, we handle the entire process on your behalf and provide you with all relevant certification and paperwork on completion – so you don’t need to worry about navigating it yourself.
If you’re unsure whether your conservatory requires approval, we’ll assess this during your free onsite survey and advise you before any work begins.
Not as much as most people expect – and for many homeowners, the interior actually feels brighter after installation.
Here’s why. When we replace your existing roof, the new ceiling is plastered and finished in white, following the natural pitch of the roof to create a vaulted effect. That bright, reflective surface amplifies the natural light coming in through your conservatory’s existing windows and doors, giving the room an open and airy feel despite the solid roof above.
That said, it’s true that a tiled roof does reduce the amount of light entering from above compared to a fully glazed or polycarbonate roof. If maximising daylight is important to you, there are two options worth considering:
- Roof windows – discreet skylights that sit flush with the roofline and flood the room with natural light without compromising the clean external appearance
- Sky Vista glass panels – a SupaLite feature that replaces sections of tiling with full-length glazed panels, giving you the best of both worlds: the thermal performance of a tiled roof with the light of a glazed one
During your free onsite survey we can show you examples of both and help you decide what’s right for your space.
You can also choose roof windows if you want even more daylight.
Yes, dramatically. Polycarbonate roofs act like a drum skin, making rain deafening. Because a tiled roof uses solid timber, thick acoustic insulation, and external tiles, it absorbs impact and reduces rain noise by up to 90%, giving you a peaceful room regardless of the weather.

Most tiled conservatory roof installations take between 5 and 8 days from start to finish, depending on the size and complexity of your conservatory. Here’s what a typical installation looks like day by day:
- Day 1 – Site setup, scaffolding if required, and removal of your existing roof.
- Day 2 – Installation of the new structural frame, external insulation, ply and vapour control layer.
- Day 3 – Leadwork and commencement of roof tiling.
- Day 4 – Completion of tiling, installation of new fascia, soffits and guttering, first fix electrics.
- Day 5 – First layer of internal insulation fitted.
- Day 6 – Internal insulation completed and plasterboard fitted.
- Day 7 – Internal ceiling plastered.
- Day 8 – Second fix electrics and final completion.
Throughout the process we work to minimise disruption to your home – your conservatory will be weathertight within the first couple of days, so you won’t be left exposed to the elements while work is ongoing.
For a precise timeline for your specific project, we’ll give you a full schedule during your free onsite survey.
Yes – a tiled conservatory roof is actually far better suited to a log burner than a glass or polycarbonate roof, which struggle to retain heat and make it difficult to achieve the right flue configuration.
There are a few requirements to be aware of before installation:
- Building regulations – a log burner in a conservatory will typically bring the space under building regulations, as it’s considered a heat source connected to the main dwelling. Your installer and a HETAS-registered engineer will be able to confirm what applies to your specific setup
- Ventilation – adequate air supply is required for safe combustion. This needs to be factored into the design of the room, particularly if the conservatory is well-sealed after the new roof is fitted
- Flue positioning – the flue will need to pass through the roof or an external wall. With a tiled roof this is straightforward to accommodate during installation, and we can plan the flue position as part of your project from the outset
We’d always recommend appointing a HETAS-registered engineer for the log burner installation itself, and coordinating with us early so the flue position and any ventilation requirements are built into the roof design rather than retrofitted afterwards.
Yes – and it’s something many of our customers choose to do at the same time as their tiled roof installation, since the two projects work naturally together. Replacing the roof transforms your conservatory into a properly insulated, year-round room, and removing the dividing wall then opens that space up to the rest of your home, creating a significantly larger living area.
There are a few things to consider before going ahead:
- Structural assessment – the dividing wall between your house and conservatory is often load-bearing, so a structural engineer will need to assess it and specify the correct steel beam (RSJ) to support the structure above.
- Building regulations – knocking through will bring the entire project under building regulations, covering both the structural work and the thermal performance of the new space.
- Heating – once the wall is removed, your existing home heating will need to extend into the new space. This is worth planning early, particularly if you’re also considering underfloor heating or a log burner.
- Timing – combining the knockthrough with the roof installation is more cost-effective and less disruptive than doing them separately, as scaffolding, skips and site setup only need to happen once.
We regularly project manage both elements together and can recommend trusted local structural engineers and builders we’ve worked with across Essex. Get in touch to discuss what’s possible for your specific property.
Yes – in most cases any existing glass or polycarbonate conservatory roof can be replaced with a lightweight tiled roof system, and it’s one of the most popular home improvements we carry out across Essex.
The key word here is lightweight. Modern tiled roof systems like SupaLite are specifically engineered to replace existing conservatory roofs without requiring any strengthening of the original conservatory frame or foundations. At just 38kg/m² – lighter than any other solid roof system on the market – SupaLite can be fitted onto the vast majority of existing conservatory structures without additional groundwork or structural alterations.
The process typically involves:
- Assessment – we survey your existing conservatory frame to confirm it’s suitable for a tiled roof replacement, which the vast majority are
- Removal — your existing glass or polycarbonate roof is removed, usually within a day.
- Installation – the new SupaLite tiled roof system is fitted onto your existing frame, leaving your conservatory weathertight within the first couple of days.
- Finishing – internal plastering and electrics are completed to leave you with a fully finished room.
The result is a conservatory that looks and feels like a natural extension of your home, usable all year round regardless of the weather outside.
A SupaLite tiled conservatory roof is built to last for decades – significantly longer than the glass or polycarbonate roof it replaces.
The tiles themselves carry an average life expectancy of 50 to 60 years, making them one of the most durable roofing materials available for conservatories. For context, a standard polycarbonate roof typically lasts 10 to 15 years before deteriorating, discolouring or becoming brittle – meaning a tiled roof can outlast it three or four times over.
To give you complete peace of mind, every Greenoak tiled roof installation comes with:
- 25-year guarantee on SupaLite tiles.
- 15-year manufacturer warranty on the roof system.
- 10-year insurance-backed guarantee on our workmanship.
That last point is particularly important – an insurance-backed guarantee means your investment is protected even in the unlikely event that anything were to happen to our business, which not all installers offer.
Greenoak Concept & Design provides unique tiled conservatory roofing solutions to customers based all over Essex. We cover locations such as Southend-On-Sea, Westcliff-On-Sea, Chalkwell, Benfleet, Wickford, Brentwood, Rayleigh, Braintree, Chelmsford , Thorpe Bay and more locations. If we haven’t mentioned your location, please don’t worry. Take a look at the additional areas we cover.
Stay on the right side of Building Control
Local authorities in England and Wales don’t currently consider solid conservatory roofs replacements as requiring Building Regulations under certain conditions, if in doubt please contact your local authority or speak to a member of staff for further advice. At Greenoak Concept & Design, all tiled roofs supplied will include full building control.
This can be costly and time-consuming for the homeowner. The good news is that our roofing partners SupaLite, with their licensed approved inspector, Stroma Building Control Ltd, will take care of the building control certification process on your behalf.
Selection of Attractive and Durable Tile and Slate Colours
Choose from either Extralight Tiles or Tapco slates for your SupaLite tiled roof system. Extralight tiles are available in Charcoal, Ember, or Walnut to match your home’s architecture. Tapco Slates can be selected in Chestnut Brown, Pewter Grey, Brick Red, Stone Black, and Plum for a comprehensive choice of colour finishes.

Add SupaLite Sky Vista Glass Panels into Your Tiled Conservatory Roof
SupaLite tiled roof systems can be specified with Sky Vista glass panels. To ensure that your conservatory interior is as bright and airy as possible, they are an excellent choice. Featuring innovative solar control glass, Sky Vista panels help to regulate the interior room temperature by blocking harmful UV rays from penetrating through the glass.
Sky Vista glass panels can be selected in either a neutral clear glass finish or a blue-tinted option. Self-cleaning glass is used to minimise maintenance levels and the Sky Vista panels can achieve excellent U-values for a more energy-efficient conservatory.
SupaLite Tiled Roofs to Maximise Energy Efficiency for a Higher Performing Home
SupaLite conservatory roofs will transform the thermal performance of your conservatory. With 100m insulation between the aluminium rafters and 62mm insulated plasterboard on the roof’s interior, they will effectively block cold air from entering through the roof and slow down heat loss through the roof system.
Their combination of structural aluminium eaves beams and PVC fascia and soffit help to further boost energy efficiency. While an 11mm OSB3 board is covered by a fully breathable membrane to reduce the build-up of condensation for a healthier home interior.
Always Check
When planning your conservatory, you should check the Planning Portal website to find the full list of limits and conditions that your conservatory must comply with. The website is split into sections, as there are different regulations for properties in England and Wales, and you may find that if you live on designated land or in a Site of Special Scientist Interest, you have to comply with stricter regulations.

Exceptional from start to finish. From the initial quotation with Dale, to the exceptional installation team. along with regular communication from the team to let us know what was going on with our job, all the way through to completion. The install team were polite and the work was delivered to a very high standard. We are very happy with our conservatory conversion. Allowing is to get so much more from the room. It already feels so much cooler and will be a different room in the winter. Thanks to Dale and the team for your great work. I wouldn’t hesitate to recommend GreenOak and will definitely use them in the future!!!
Hardie Plank Fitted. I cannot recommend this company enough. From the start of the process to the end they have been nothing but professional. Dale explained everything & we have been kept informed throughout the whole process. We are extremely pleased with the outcome & are glad we choose Greenoaks to carry out the work.
Thanks to your engineer for fitting the new window into our office room. we are very pleased with the end result and would recommend your services again
I can’t praise the work carried out on my property. It transformed a very tired and scruffy frontage to a very modern looking property. The work was carried out on time by professionals who were very helpful. When completed all rubbish was removed and the surrounding area swept and cleaned. I have had several compliments from family and neighbours.
I recently had a window looking out into the garden converted into an external door with Greenoak Concept and Design. The customer service I found to be excellent throughout the process and the installation was incredibly professional with a great final product, finished to a high standard. Would happily and already have recommended this company.
I walked in to the showroom in January and was immediately helped by Dale. Information was supported by documents I could take away and peruse and questions answered on subsequent visits. There was no pressure to sign up and I appreciated Dales honesty and business values. The procedure from start to finish was clearly outlined and ran like clockwork. My conservatory roof was replaced to plan and the interaction of the team working together was exceptional. I have already benefited from the changes with this recent heatwave! So much cooler and to have additional space that is usable all year can only be a bonus and add value to my property. Its a technical and involved process, and the guarantees standing behind the completed product are reassuring. I cannot recommend Greenoak and their team highly enough (in fact my neighbours have already signed up on my recommendation!!)
I recently had new windows, a front door, and Hardie Plank cladding installed by Greenoak Concept & Design. From the outset, communication was clear and professional, and the whole process felt well-organised and stress-free. A big shout-out to Ed and Stewart, the team who carried out the work—they were not only skilled and efficient, but also incredibly polite, friendly, and considerate throughout. They took great care to ensure everything was completed to a high standard, and I really appreciated their patience and understanding whenever I had questions or needed time to make decisions. Greenoak weren’t the cheapest quote I received, but I believe the quality of service and workmanship absolutely justified the price—plus, I was given a fair discount for having all the work done together. Highly recommend if you're looking for a reliable company that genuinely cares about doing a great job!
We recently have had a new super lite roof completed on our conservatory after it being a room we couldn’t use as was either too hot or too cold. It is amazing. The difference it has made is unbelievable. The team at Greenoaks were all so efficient, punctual and hardworking. We couldn’t find fault in the service and work carried out and would highly recommend them to anyone.
We approached Greenoaks for their help in fully cladding our bungalow, from the very start Dale eased all of our concerns regarding the project. All of the reviews we had previously read were 5 star, so we were confident we had chosen the best company. Dale and his office team along with Stu and Ed our installers fully matched up to all the outstanding reviews, and we are exceptionally pleased with the finished work. They were professional and knowledgeable throughout the process and we would not hesitate to recommend this company for any home improvement you may have.
We had Greenoak Concept & Design carry out installation of Hardie Plank cladding to the front of our house and the renewal of our front door recently. From the initial visit right through to the completion of the work, Dale and his team were fantastic. They told us exactly what was going to happen, and when. Everything ran as Dale advised. Communication is key work like this and Greenoak were exemplary. As well as Dale, Mark their surveyor and the fitters Ed and Stu all did fantastic jobs. We are so pleased with the finished works. We would definitely recommend.
Really happy with the service from Greenoaks and great value for money. Wonderful communication and the quality of work. They installed three windows and a door to the garage.
Greenoak replaced some old timber cladding for us on the top part of the house and dormer windows with HardiePlank. They didn't try and push us into anything we didn't want, and did a great job. The work is fantastic, and the people were friendly and professional. I'm sure it's possible to find cheaper work if you want cowboys and squeaky plastic cladding, but we'd rather have someone who knows what they are doing.
Highly professional company. Contractors arrived on time, great workmanship, and left the site perfectly clean on leaving. From placing order to completion, amazing - well done !
We had our conservatory roof removed and a tiled roof added. The whole job was done very professionally. All trades persons arrived when they were supposed to and were very clean.Highly recommend this company
Very professional, very high standard of work. Really please from the first meeting to the final sign off of the extension. Would highly recommend.
If any company deserves a 5 star review it’s Greenoaks, from the first visit from Dale, to the installation of our fascias and soffits and the fantastic silicon render job done by Dave, Ray and Harry. Everyone at Greenoaks should be proud of what they do and I highly recommend this company to anyone looking to transform their home.
So pleased with our new front & back doors. Excellent communication throughout the whole process of design, survey and installation. Cannot recommend enough 👍👍
Good original consultation with Dale, general advice without being pushy. Survey efficient and quote broken down and understandable. Very good team from Greenoak, work done as per schedule, clean and tidy. Very considerate when one of us was unwell, kept the noise down. Problem with garage door investigated and rectified very quickly. Really pleased with final result, completely transformed external appearance of house. Thanks to whole team inc Tom Jay Mike Dave Callum Ed and esp Mark and Tegan.
Amazing service from start to finish. Wouldn't go anywhere else, highly recommend to anyone.
